Habitat has just finished completely rehabilitating this 1,462 SF, 3-bedroom, 1.5-bath energy-efficient home that was originally built circa 1910. Historical features and design elements that gave the original home its beauty and character have been lovingly restored with the helping hands of Habitat’s Build & Repair Corps, hundreds of volunteers including potential homebuyers, neighbors, local church groups, local contractors/vendors, and Taconic High School’s CTE Carpentry classes. The restoration of this lovely home has truly been a community effort from all over Central and Southern Berkshire County!
The sale price for the home will be $250,000. Eligible applicants will have incomes up to 100% of the area median income for 2023 (see chart below), which is adjusted for family size.
Household income cannot exceed these maximum allowable gross Income limits, per household size. The minimum income required to purchase is based on an applicant's ability to secure a mortgage.
This home was gutted and completely renovated. Work included: new flooring, a completely redesigned kitchen with a large pantry area, additional new closet spaces, all new sheetrock, new paint, new trim throughout, and a new side entry area was built. This home required significant structural updates including foundation work. New exterior paint was applied and prefinished cedar siding was installed on the exterior, the Habitat building committee researched the best insulation approach and as a result, a mix of blown cellulose dense-pack and spray foam closed cell insulation was used to maximize heat and cooling efficiency. All-new Slimline double-glazed, high-R value windows were installed. The kitchen will include Energy Star appliances. WaterSense plumbing fixtures have been installed in both the upstairs bath and the newly added downstairs half-bath.

WHAT IS A FAIR MARKETING LOTTERY?
During these information sessions, potential applicants will learn about Habitat’s selection criteria and how to prepare a complete application. Habitat will have bilingual Community Navigators available throughout the entire process to assist anyone who may need help understanding the forms, the requirements, etc. The selection criteria include housing need, ability to make mortgage payments of $1,758/mo, and willingness to partner with Habitat, such as participating in the construction of the home and other Habitat projects. All eligible applicants will be entered into an equal opportunity FAIR MARKETING LOTTERY where preference will be given to buyers who can use all three bedrooms.
Lottery Pools
The lottery has one open pool.
All approved applications in the lottery will be assigned a Lottery Code. All qualified applicants provided a Lottery Code will be selected at the time of the lottery. This order of selection will establish the initial rankings for the lottery.
The units will be distributed to the highest-ranked household that meets the Unit Size Preference as stated on Page 3. If all three-bedroom applicants have been offered the unit and they choose not to purchase or are declined, we will then begin offering the unit to households requiring two bedrooms based on their lottery ranking and then those requiring one-bedroom units.
Timeframes
If you are selected in the lottery and have the opportunity to purchase a home, you will speak with or meet with a Central Berkshire Habitat for Humanity representative to review your application and financial submissions to verify all provided information. Please be advised it is likely additional financial information may be required. Financial submissions are verified again before closing on the home. If you are determined ineligible at that time, you will not be able to purchase.
Acceptance of Home
If you choose not to purchase the home, you will go to the bottom of the list and will likely NOT have another opportunity to purchase the property.

Lottery:
All applicants that qualify, will be entered into an affordable housing lottery and the property will be awarded to the winner. The Lottery will be held on Friday, September 29, 2023, at 2:00 pm. It will be broadcast live via Zoom and recorded. All applicants entered into the lottery will be sent information about how to watch it live online before September 29, 2023.
